Free parking is available, but it's complicated!

Our parking spaces are being effected by serious road work again, but for the final time!

UPDATE JUNE 18, 2026:

Free parking is moving from N 9th Ave to the southwest corner of the Franklin Lot, which is located east of our building at 101 W 6th St.

New free parking in southwest corner of Franklin Lot

There is now free parking in the corner of the Franklin Docks parking lot east of the warehouse (see picture, below). This is a temporary location the city is giving to us due to the upcoming closure of N 9th Ave.

Take a look at the map for the most up to date parking options and nearby road closures. The options out front remain basically the same (i.e. you can park in the southwest corner of the Franklin Lot anytime and on N 9th Ave outside of construction hours). 

Wheelchair ramp is inaccessible

9th Ave is being torn up. The corridor of chain link fence leading to the ramp has been removed. We currently have no wheelchair access out front of the warehouse. 

Two pedestrian crossing areas for Franklin Lot parking

Note on the map that there are two pedestrian crossing areas you can use when leaving or returning to your parked car. Both exits are on the west side of the Franklin Lot (through the chain link fence) on the north and south ends. 

Take special care when using the north pedestrian crossing because there is a lot of construction activity in this area right now.

We recommend when crossing 9th Ave that you stick to the pedestrian crossing areas and quickly walk directly to the other side. Be mindful of uneven land, holes, and construction equipment.

If N 9th Ave is full, you may park in the dirt lot west of the Steinfeld Warehouse, on the other side of N Perry Ave.

  • Parking at The Franklin Docks is not free. Before 5pm on weekdays, it is permit parking only. After 5pm and all-day on the weekends, a $3 parking fee is required. For more information about paid parking at the Franklin Docks, click here. Changes have been made to the chain link fence surrounding the area to make it possible to park in the Franklin lot and walk directly to our building.
  • The gated parking lot directly south of the Steinfeld Warehouse is restricted. Unauthorized vehicles may be locked-in and towed away at the owner's expense! Consult the map below.

Other Free Parking Areas

There are some temporary parking options

There are several areas close to Xerocraft you can attempt to park in for free. But if you park here, we recommend you keep it brief.

  1. Parking in the dirt lot west of Perry Ave. The dirt lot is not owned by us and is an active construction area. Construction vehicles and heavy materials move through there often. Park there at your own risk.
  2. The back yard of the Steinfeld Warehouse. This area can fit 4 to 6 cars at a time. But you may be asked to move by other people using the area. The back yard is only accessible by turning north onto Perry Ave from N Church Ave. The back yard gate may be locked depending on when you arrive. If you can't find anyone who knows the lock combination, you will not be able to park there.

There's free parking in Dunbar Spring, the neighborhood directly north of our building, on the north side of the railroad tracks. With the pedestrian walkway over the train tracks almost finished, it's never been faster to park there and get to Xerocraft. If you're bringing items with you, you may want to stop at Xerocraft first to unload, then go park in Dunbar and walk back.

Paid Parking at the Franklin Docks

New Flat Rate Fee: The Franklin Parking Lot costs $3 to park in the evenings after 5:00 PM and on weekends.

Weekend Parking: There is a $3 flat fee for anyone to park in this lot on the weekends.

How to Pay: Payment must be made via the GoTucson Parking app for Android or iPhone. Download the app to your mobile device, enter the Franklin Lot's zone number (52011), your license plate number, and credit card info, then pay. 

Permit Parking: Permit parking is available upon approval by Park Tucson. To apply for a permit to the Franklin Street (aka Franklin Docks) Parking Lot and see the current pay rate, click here. Permit parking will continue during the weekdays. Moreover, at 5:00 PM and thereafter, permit-holders can park without paying the $3 fee if their permit is displayed. 

Enforcement: Park Tucson was initially enforcing these changes with warnings but they may now be issuing citations. Signs at the Franklin Docks explaining the change are in place.

Arts District Parking Lot: Park Tucson has also updated the parking signs at this lot located at 119 E. Toole (just east of Borderlands). It's a small lot with some weekday permit-holders. Like the Franklin Lot, a $3 flat fee will be charged after 5:00 PM and on weekends via the GoTucson Parking app (zone number 5206). Preliminary enforcement via warnings will also apply.

Lot 175: The parking lot east of El Charro Cafe is called Lot 175 and is also paid parking. For more information, click here.
